Legal minimums in Canada are 5% on the first $500k and 10% on the portion above. So on a $1.1M Brampton detached, the minimum is around $85k. We'll walk you through what makes sense for your situation — and how to avoid CMHC insurance if it pencils.
Budget 1.5–4% of the purchase price for land transfer tax, legal fees, title insurance, inspection, and adjustments. Ontario first-time buyers get up to $4,000 back on LTT. We send a full closing-cost worksheet with every offer we write.
